Community Services - Operations & Maintenance

The O & M Program is responsible for maintaining all community buildings.

Challenges

  1. Not enough office space
  2. Spreading out of office space to more buildings
  3. Aging heating systems
  4. Aging water truck
  5. Limited equipment
  6. Security - most needed at Jackson Lake
  7. Capacity - limited ability for cross training.  Some staff cannot be replaced by other staff due to certification requirements, such as the water truck driver.

Solutions

  1. A modular unit was purchased as a temporary solution to office space shortage in the Main Administration Building.
  2. Community Services has been hiring casual and on-call custodians to address the cleaning needs of each building.  The custodians help to identify maintenance needs.
  3. Heating systems will be budgeted through the capital budget to have repairs or upgrades made.
  4. The Property Manager will research funds outside of KDFN to purchase a new water truck.
  5. Community Services will be reviewing the possibility of establishing a municipal services section.  This would also identify the availability of funding from other sources.  This funding would include purchase of equipment for proposed work.
  6. There are security patrols within the McIntyre Subdivision for the weekends.  The Property Manager will be identifying options to improve security.  Some spaces will have security cameras installed to reduce vandalism and misuse of property.  All office buildings are now alarmed and inspected.
  7. Some cross training has started.  There is always a need to train people for water handling.  Community Services is always recruiting for fill in and on-call custodians.
